Transaction Overview
FOCAL arranged a $13,000,000 bridge loan for the $16,250,000 acquisition of a 223-unit, 1984-vintage multifamily property in San Antonio, TX. The asset was distressed at acquisition, sitting at roughly 50% occupancy with a rough tenant base, ongoing security issues, and 16 units that had been damaged by fire and required a full rebuild.
FOCAL had a strong existing relationship with the lender and was able to directly connect the borrower with that relationship, helping negotiate terms that delivered the buyer accretive, better-than-market financing. The resulting facility included a 24-month, non-recourse term along with reserves for construction and interest, giving the sponsor the runway needed to stabilize the property and rebuild the fire-damaged units.
