FOCAL arranged a $1.1 million owner-user permanent loan for an office and retail property in Pomona, California. The borrower was approaching maturity on an existing bank loan and also wanted to unlock additional equity from the property to support the operating needs of the business. FOCAL structured a $1.1 million cash-out refinance with a five-year term, 30-year amortization, and no prepayment penalty.
The new financing retired the maturing debt, generated additional working capital, and provided the borrower with manageable debt service and the flexibility to reinvest in the business without being constrained by a prepayment penalty.
