Transaction Overview
FOCAL arranged a $15.5 million SFR loan for a residential property in Beverly Hills, California. The financing was arranged by Adam Dreyfuss and Tomer Sheelo of FOCAL, a Beverly Hills-based commercial real estate debt and equity advisory firm arranging financing nationwide.
The borrower approached FOCAL with a competing financing proposal already in hand. Within 30 minutes, FOCAL structured a more competitive solution and had the loan in application the following day.
With conventional bank financing unavailable to the borrower at the time, FOCAL arranged a private-money structure utilizing first and second trust deeds. The structure generated higher proceeds at a substantially lower blended fixed rate than the other financing options under consideration.
The resulting $15.5 million financing provided the borrower with the proceeds, speed, and certainty of execution needed to close when traditional bank financing was not an option.
